“How much will it cost to replace my roof?”

The cost of a new roof can vary significantly based on multiple factors, such as size, slope, complexity, geographic location, and materials used. However, here is a general guideline on how much your roof may cost based on the square footage of your roof:

  • Small homes (1,000 to 2,000 s.f.) may cost between $4,000 to $8,000

  • Medium homes (2,000 s.f. to 3,000 s.f.) may cost between $8,000 to $12,000

  • Large homes (>3,000 s.f.) may cost over $12,000

“Do I need to replace the whole roof or can I replace one section at a time?”

Sometimes, one section of your roof may be more damaged than the others. As a homeowner, you may be tempted to replace just that section. However, there are two issues with this.

  1. It may cost more to replace your whole roof in parts in the long run:

    • Economies of scale: For example, doing half of your roof will not necessarily cost half of the cost to replace your entire roof. There are several hidden costs involved, such as commute time, gas, jobsite setup time and labour

    • Redundancies: Once one section is complete, the hips and/or ridges will need to be capped. To replace an adjacent section at a later date would require the disposal of those hip and ridge shingles and new ones to be installed.

  2. There may be a difference in colour between the sections, since they have been exposed to the elements and UV for longer. In addition to this, the shingles will have come from a different production batch, which may also contribute to a slight difference in colour.

Therefore, we don’t usually recommend replacing your roof one section at a time unless it is absolutely necessary due to a combination of heavy leaking and financial restrictions.

“How do I know when to change my roof? What about repairs?”

Depending on the extent and type of damage, it can make more sense just to repair the problem itself. If the rest of the roof is in great shape, why waste money to replace it.

Repairs can make sense when:

  1. A leak is confined to one small area

  2. The cause of the leak is obvious and can be repaired

Replacement should be considered when:

  1. There is visible damage to entire sections of the roof - bald spots where granules are missing, or cracked, missing, or curled shingles

  2. There are leaks in multiple areas around the house and you can see ceiling and drywall water stains

  3. The rafters and/or sheathing are in bad structural condition (e.g. sagging or rotting)

  4. Your roof is older than 15 years (for traditional 3-tab shingles) or 30 years (for standard architectural shingles)

“I received another quote for a lower price. Why is your price higher?”

“How long will my new roof last?”

This can vary depending on roof slope, proximity to high wind areas, and how frequently maintenance is performed. Roofs with a steeper slope will last longer since snow and ice cannot buildup as much as a low-slope roof. Flat roof maintenance can mean the difference between a roof lasting 20 years and 40 years.

Here are some general guidelines as to how long each roof type will last:

  1. Traditional 3-tab shingles - between 15 to 25 years

  2. Architectural laminated shingles - between 30 to 50 years

  3. Metal roofs - between 40 to 70 years

  4. 2-ply flat roof systems - between 20 to 40 years

  5. 1-ply flat roof systems - between 30 to 50 years
